As a Construction Manager and also a Licensed General Contractor, The Viking Group is uniquely positioned to assist owners in every stage of their project’s lifecycle from conception to completion, truly managing all aspects of a Design-Build relationship. During Predesign, Viking aids owners by performing project feasibility studies, budget forecasting, drafting scopes and project outlines, and managing the RFP process to assemble the design team. Viking continues to coordinate with the owner and their selected consultants to establish project milestones and deadlines and manages the design phase working closely to align the Design with the owner’s vision and budget.

Throughout the design phase the team works with the Architect and Historian to get a property listed on The National Register of Historic Places (if not already listed) and works to maximize potential Federal and State Historic Tax Credits throughout development of the NPS Part II submission. Working to maximize funding opportunities, our team drafts compelling project narratives and applications to assist in seeking out New Market Tax Credits, Opportunity Zone, operation specific tax credits, negotiated tax abatements, and any applicable grants. As design development concludes, the team leads Value Engineering exercises with all of the consultants involved in design, working to reduce construction costs without sacrificing the Owner’s desired programming.

As design concludes with Final Construction Documents, our team transitions to making the vision a reality as Construction Manager and General Contractor, managing every aspect of construction from the initial bid process through construction execution and ultimately project closeout.
